Urban regeneration. Porto di Mare, expressions of interest and a tender for Cascina Casotto to redevelop the area

Milan, October 1 2022 - A new step towards the complete redevelopment of the areas owned by the municipality of Porto di Mare, between via San Dionigi and via Fabio Massimo, south-east of the city. With a resolution, the Council approved the general guidelines for the transformation and valorisation of an area which is today heterogeneous and mostly degraded, and which is also close to other areas, already the subject of important regeneration interventions, such as Santa Giulia and the former airport Rogoredo railway. 
 
There are two main directions that will guide the rebirth: the collection of expressions of interest for the redevelopment of some areas of the Area, whose surface area extends for approximately 90 thousand m90, and the placing of a call for tenders from Cascina Casotto to entrust it with surface rights up to a maximum of XNUMX years for functions of public interest. 
Following and depending on the proposals for the valorisation of the areas that will be received, with a view to a complex system of housing and personal services, the Administration will then publish specific notices, also for specific areas, which may include various useful tools, including including the concession of surface rights and rights of use. 
 
“The future of this long-discussed piece of the city is finally approaching - comments the urban regeneration councilor Giancarlo Tancredi -. We are defining the overall framework of public policies within which to develop the redevelopment process, which must be aimed at implementing a sustainable development strategy, careful to avoid land consumption and the implementation of policies for the reuse and redevelopment of the existing, oriented towards the recovery of all areas and neighborhoods of Milan, saving them from disuse and returning them to their inhabitants. This quadrant, in particular, is the one on which the greatest number of transformation projects insist and which in the coming years will become one of the new and most important urban centralities".  
 
To encourage the architectural-building and functional recovery of the Cascina Casotto in via Fabio Massimo, a separate tender is planned, which will follow the methods and addresses of the other public notices relating to the Milanese Cascine system, once the property - in the next weeks - will be included in the Pavi (Property disposal and valorization plan). It is a building, whose original construction dates back to around 1850, with two floors above ground which occupies an area of ​​approximately 2.500 mXNUMX. The tender will aim to establish specific functions of public interest which can be supported by those of a private nature capable of generating income to guarantee the economic sustainability of the overall recovery.  
 
So far the Administration has launched a series of actions aimed at triggering a virtuous process of redevelopment of the entire sector, also considering the surrounding areas, from the clearance of a large illegal camp to the seizure of some irregular activities, to the removal of asbestos present on the roofs of various buildings, to arrive at some specific regeneration interventions: that of the green areas recovered through collaboration with the Italia Nostra Onlus association; of the former 'Karma-Borgo del tempo Perso' disco, now demolished, in whose place a tensile structure will be built for events and concerts and spaces for teaching; of Cascina Carpana, whose rebirth passes through a home and work project dedicated to women victims of violence.  
This resolution now lays the foundations for the development of urban regeneration of the entire area.
