So-called “simple” or “light” building renovation

Interventions aimed at transforming building organisms through a systematic set of works that can lead to a building organism that is completely or partially different from the previous one. These interventions include the restoration or replacement of some constituent elements of the building, the elimination, modification and insertion of new elements and systems.

The scope of building renovation interventions also includes those consisting of demolition and reconstruction with the same volume as the pre-existing one, without prejudice to the only innovations necessary for adaptation to anti-seismic regulations as well as those aimed at restoring buildings, or parts of them. , possibly collapsed or demolished, through their reconstruction, provided that it is possible to ascertain their pre-existing consistency.

It remains understood that, with reference to properties subject to restrictions pursuant to Legislative Decree 22 January 2004, n. 42 and subsequent amendments, demolition and reconstruction interventions and restoration interventions on collapsed or demolished buildings constitute building renovation interventions only where the same shape of the pre-existing building is respected.

Constituent elements of the case deduced from the law:

  • does not present the characteristics of a reconstructive renovation (does not involve the complete demolition of the pre-existing building) and does not present the characteristics of a heavy renovation: does not increase the overall volume, does not modify the shape of listed buildings, does not modify the elevations of the building, does not lead to an urbanistically significant change of use in the historic centre

Demolition and reconstruction intervention:

  • same volume as the pre-existing one, except for the innovations necessary for adaptation to anti-seismic regulations;
  • same shape as the pre-existing building, if restricted pursuant to Legislative Decree no. 42 of 2004 (landscape or cultural history);
  • without modifying the shape of the pre-existing building in the areas of the historic center identified by resolution of the city council or, on a transitional basis, throughout the historic center, until this resolution is adopted.
