An urban regeneration operation with the redevelopment of an existing building and interventions to improve the public space in the neighborhood

Milan, March 29 2021 – Not a newly built building, but an existing structure redeveloped in an eco-sustainable way. Not in the city center, but in the heart of the Corvetto district, three minutes from the metro stop.

The new building of the Municipality of Milan which, when fully operational, will house around a thousand employees from six different Departments (Urban Planning, Mobility, Environmental Transition, Social Policies, Neighborhoods, Audit), opened its gates today with the move of the first workers welcomed by the mayor Giuseppe Room.

“In such a complex and difficult period as the one we are facing - declared the Mayor of Milan Giuseppe Sala -, the opening of the new municipal offices in via Sile 8 takes on a very important value: it is not a simple reorganization nor of a mere economic-real estate operation. Today we kick off a new phase in the life of the Municipality of Milan. We want to tell the Milanese that the Municipality is close to them, in their neighborhood, ready to listen and intervene to respond to their needs. The headquarters in via Sile 8 is housed in a building redeveloped in an eco-sustainable way and is perfectly integrated with the surrounding area: it will host strategic directions for the growth and development of the city. This, however, will not be the only 'decentralised' headquarters of the Municipality. In the coming months we will also open the offices in via Durando 38/A and the one in via Principe Eugenio".

Via Sile 8

The building has an area of ​​28.800 m7 (divided into 20 floors above ground, one underground and one terrace), of which over 9.500 are used for offices. It has been redeveloped according to eco-sustainability and energy efficiency criteria and is equipped with spaces for the public, archive rooms, motorcycle and bicycle spaces, terraces and a running track on the roof. The basement is reserved for parking while a photovoltaic system stands on the roof with an internal courtyard; outside XNUMX square meters of greenery.

The building was definitively acquired last December, with the signing of the deed between Palazzo Marino and the company Ecomisile srl, for a value of 67 million euros. As expected, the works were completed in February and the removals of furniture and staff began in March. 

Its location makes it easily reachable by underground M3 (Corvetto, Brenta) and sees it surrounded by various public utility services.

Interventions in the neighborhood

Many public space redevelopment interventions that will be carried out after deducting charges with the aim of regenerating this quadrant of the city by increasing its livability, mobility connections and greenery.

More space for teenagers and children: a large tree-lined area will be created inside the public hub between Via Sile, Oglio and Via Mincio, between the Lombardini middle school, the Ferrara hub and the Circolo Arci, equipped with ping pong tables and basketball basketball; while along via Sile, at the crossroads with via Polesine, a playground will be created, featuring games for the little ones, flower beds and trees.

The fence that currently delimits the area of ​​via Sile 8 will be removed, with the creation of new green areas and paved paths that will allow pedestrian access within the block. A new configuration is also planned for via Oglio, where the fence that delimits the square in front of the Town Hall 4 will be removed, in order to open up a space currently pertaining to the building to the community. The pavement will then be redone, with the laying of trees and furnishings, as well as the narrowing and raising of the roadway, maintaining the existing parking spaces and guaranteeing the usability of the weekly market.

Environmental sustainability and road safety will then be guaranteed by wider sidewalks, cycle connections, green flower beds and trees. The sidewalks and pavements along via Mincio will be redeveloped, at the crossroads with via Oglio, with the installation of benches, trees and flower beds. The intersection between via Oglio and corso Lodi envisages the insertion of two cycle path crossings adjacent to the existing pedestrian crossings, while the sidewalks between via Oglio and via Sile will be widened and a one-way traffic will be established, thus allowing parking to be regulated. Wider sidewalks also planned at the crossroads between via Sile and via Polesine, with the addition of a water house, and between via Sile and via Gamboloita; while a cycle path section will be traced at the intersection between via Gamboloita and corso Lodi which will be redeveloped with better tracking of the parking stalls, new flooring and new flower beds.

The rationalization plan 

Together with via Sile 8, the future municipal offices will be via Principe Eugenio 53 and via Durando 38/A. The rationalization of the offices will be completed through the tender for the sale of the 'former' offices, largo Treves 1, via Edolo 19, via San Tomaso 3 and the real estate unit in via Pirelli 30. The public auction with enchantment for the sale of the four municipal properties will take place on May 18th.

For the building in Largo Treves, with a surface area of ​​4.366 m22,6, the estimated starting price is 2.270 million euros; for the building in via Edolo, 3,8 m21,8, the starting price is 3 million euros. Instead, the starting figure for the building in via San Tomaso 3.361 (1,3 sq m) is 30 million euros, while the starting price for the lot in via Pirelli 414 (XNUMX mXNUMX).
