Rizzoli-Cazzaniga - Development plan

The Variation focuses in particular on the modification/integration of the Technical Implementation Regulations of the PL and on a new articulation of the functions envisaged with the introduction of the tertiary/directional function, without prejudice to the maximum permissible GFA; this is the functional mix:

  • Minimum 7.000 mXNUMX of gross floor area productive;
  • Maximum 3.000 mXNUMX of gross floor space commercial with a structure permitted up to the Medium Sales Structure (which is not configured as a "park" or "shopping centre");
  • 34.615 mXNUMX of gross floor area tertiary and compatible.

The project proposal involves the creation of a square for public use with access from via Cazzaniga, with the aim of redefining the role of the area with respect to the urban context and placing the main access of the new buildings there, also in order to guarantee greater usability of the same by the neighborhood

The variant also introduces:

  • the revision of the public park project, as an integrated project to the broader redevelopment of the Lambro river identified in  “The metropolitan Lambro Ecological Network: project in action: pilot strategies for integrated implementation”;
  • the restoration of damaged public car parks.
     

With resolution no. 62/04 of the City Council, the development plan was approved regarding the areas located between Via Angelo Rizzoli and Via Cazzaniga falling within the River Band "C" of the PAI "Extract Plan for the Hydrogeological Structure of the Po River Basin" , in implementation of the PRG in force and on 16 February 2005 the implementing agreement was signed, valid for ten years.

The development plan was governed by art. 32 - I - Industrial and artisan zones - of the NTA of the PRG in force at the time and envisaged the establishment - through new construction and building renovation interventions - of production functions for a s.l.p. equal to m63.700. 27.300 and compatible functions for a s.l.p. equal to m91.000. XNUMX, for a total of mXNUMX. XNUMX.

On 26/10/2018, a Variation to the PL was approved relating to Lot 2 not yet implemented.
