PA Gonin 49-51 - Implementation plan

The intervention area is located in the south-west quadrant of the city (Municipal 6) on the border between the municipalities of Milan and Corsico, a short distance from the Milan San Cristoforo railway station. There are currently critical abandoned industrial buildings on the lot (City Council Resolution no. 108/2021).

The intervention involves the overall redevelopment of the intervention area, between Via Francesco Gonin, the Pietro Giordani overpass and the Scalo San Cristoforo railway line and aims to achieve the following objectives:

  • encourage the recovery of the existing city through the transformation of an already built-up abandoned industrial area, encouraging redevelopment through the creation of an equipped green area in continuity with the system of existing and/or planned public spaces around it;
  • improve the structure and quality of the city through an increase in the provision of urban greenery, the creation of a school service and the creation of pedestrian connection spaces;
  • enhance the offer of Social Residential Housing.

In particular, the project includes:

  • the demolition of the abandoned industrial buildings present in the area and the recovery of the existing gross surfaces;
  • the construction of new private buildings for the establishment of free residences, neighborhood businesses and social residential housing (student housing);
  • the establishment of a new system of equipped green spaces and paths, for an extension of just under 2 hectares, in possible connection also with the existing surrounding green areas (Gonin park) and planned (San Cristoforo airport); 
  • the creation, within the transfer areas, of a new public nursery to be built to deduct secondary urbanization costs.

Initial proposal under investigation

The volumetric plan proposal envisages the identification of land areas that will host the new urban functions, the establishment of a system of green spaces and connections, public and for public use - for an extension equal to at least 50% of the sector - within of which a nursery for 30 children will be located to be built after deducting urbanization costs, the creation of a connecting route from via Gonin to the nursery.

The planivolumetric distribution of the new buildings is being examined by the Landscape Commission to which various solutions have been proposed with in-line, more or less broken, and tower typologies, for heights between a minimum of 7 and a maximum of 19 floors.
