Management and maintenance

The public residential real estate assets, owned by the Municipality of Milan, which includes approximately 30.000 units of homes and different uses, was entrusted to the management of the company MM Spa with the agreement, lasting thirty years, stipulated on 30 June 2015.
The aforementioned Company - which acts in the name and on behalf of the Municipality of Milan - is responsible for property management functions, i.e. administrative and accounting management, relations with users, accommodation changes, mobility plans and facility functions management, i.e. the management of all services and supplies and ordinary and extraordinary maintenance.

All the activities carried out by MM are subject to constant control by the Municipality of Milan, which also monitors the good performance of the management and the correct fulfillment of all the obligations assumed with the signing of the agreement, making use of a series of tools, both IT and documentary.

 Based on the needs and intervention priorities indicated by Metropolitana Milanese Casa, the Municipality of Milan plans extraordinary maintenance interventions on its residential assets through:

  • three-year/annual programs for the most significant interventions, including those involving the complete redevelopment of entire building complexes
  • intervention programs managed through more flexible instruments, for example those known as “framework agreements”.
