Milan, August 10 2019 – The process of valorising the commercial spaces in Galleria Vittorio Emanuele II continues. Through two separate provisions, the guidelines of the tender for the concession of the spaces in via Silvio Pellico 8 were approved - currently and until 9 June 2020 leased to Telecom.

“As recently done for the Stefanel spaces, this time too we decided to divide the shop into two distinct lots – declares State Property Councilor Roberto Tasca -. This allows us to optimize occupancy and further diversify the commercial offer of the Salotto dei Milanesi. The public tender mechanism, as always, is the best choice to guarantee transparency in the process of awarding and valorising an exclusive real estate asset, although we have differentiated the methods to optimize the competitive dynamics for the shops adjacent to the Octagon".

The single space occupied by Telecom will be divided into two units, which will be assigned through two separate tenders. The first lot consists of a ground floor of 93 square meters and a portion of the mezzanine floor of 57 square meters with independent access from the courtyard in via Silvio Pellico. The annual starting price, calculated from the latest Revenue Agency estimates for the shops in the main section of the Gallery, will be 1.850 euros per square metre. The awarding of spaces will take place through the criterion of the most economically advantageous offer, with the presentation of a technical offer (maximum score 60 points) and an economic offer (maximum 40 points). 

The second lot is configured as a new real estate unit consisting of a space with three windows on the ground floor Ottagono area for 140 square meters and a portion in the basement of 162 square meters (which must be connected to the main unit). In this case, to guarantee the excellence of the proposals for use of the spaces in the most prestigious point of the Gallery, the tender will be divided into two phases. In the first, pre-qualification phase, the applications will be selected on the basis of qualitative criteria (prestige of the activity, aesthetic quality of the project in relation to the environment and furnishings, enrichment of the product mix) and thus identify the proposals that will be able to access the second phase , that of the auction, which will be carried out by public auction on an auction value of 1.850 euros per square meter, increased by 20%. Passing the preliminary phase and admission to the second phase must reach a threshold set at 70% of the maximum score (100%) according to criteria that will be better specified in the tender specifications. 

In both lots, commercial projects of clothing and haute couture, design, luxury perfumery, art, antiques which demonstrate that they are linked to the most prestigious and consolidated traditions of the city, to the excellence of Made in Italy or international products will be preferentially evaluated. However, catering activities are excluded, as well as activities normally excluded from tenders for municipal spaces: phone centres, money transfer, sex shops, game rooms, massage centres, betting collection agencies, real estate and commercial brokerage, supermarkets.
